2. Amendments in Ownership
Dubai Land Department may amend the details of ownership either due to error on the details of ownership or not filling the space provided for the parties (heirs) in the old deeds of title, or in case of amendment in the name of the owner or the area of plot. Such procedure shall be required by the owner directly or upon observation of such error internally. Documents which are necessary are map of the plot, passports of parties and Nationality cards Deed of title Name correction certificate from the court in case of name amendment Sharia proclamation (in case of quantifying the heirs).
3. Land Compensations
Some freehold lands have completely or partially suffered because of various projects spread in Dubai. Government compensate the owners of such cases financially by appraising the effected land and then orders municipality to give the owner specified sum via compensation section in Dubai Land Department or by giving them another piece of land.
4. Charitable Endowments
Dubai Land Department specializes in registering land donations for unmovable capital when complete or partial parts of the land are yielded by one or more people to others. A person needs to fill the application form to apply for registering a land donation and both the granted and the grantee should be present if the land under discussion was freely owned, but if it was considered under restricted ownership a confirmation from the court is needed, with already existing restrictions on the land kept valid. Required documents are as follows A letter of the grant, A certificate of ownership, A confirmation of grant from the court, A passport and nationality card copy for all those concerned.
5. Ownership Transfer
The procedure for Land Department transfer in case of land ownership: From person(s) to a company where conditional upon such person should be 100% owner, or the shares of the owners are harmonious with the company ones in case of existence of partners in the company. However in case a land is to be transferred from a company to any person, and such land is free ownership, such a person is required to present an official letter stating that the company has no debts which will hinder the transfer process. In case the land was a donation, then a letter from the Ruler’s Office is sufficient.
Documents required for ownership transfer are as Letter from municipality or the Ruler’s Office, Map of land, Deed of title, Passports of concerned parties, Company trade license, and Notarized memorandum of association.
6. Issuance of Map
Dubai Land Department issues site maps for land owners based on their request or due to other procedures in which size of land is altered or the owners are changed such as in case of land divisions, amalgamations, grants or selling transactions. Documents which are required for this are A certificate of the land deed, A copy of the site map from the land department ( if available), A copy of the passport and nationality card of those concerned, A copy of the trade license in the case of companies applying.
7. Inquiries
Dubai Land Department provides the services to inquire of official bodies like public prosecution, courts and housing program regarding land. It also issues the certificate regarding number of properties owned by any person upon his request to whom it may concern. Such certificates should specify the party to which they will be submitted. Two documents are required for this are Passport copy and Nationality card.
8. Sales
Dubai Land Department performs many real estate transactions for both buyer and seller after paying a small fee. The selling procedures are done by the transactions section at the customer relations department after filling an application form an application form and if restrictions were not present like If the indicated land was considered a restricted grant, If the buyer or the seller weren’t competent enough to proceed in such transactions, If there were legal restrictions that hinder the process such as the land being reserved or is considered restricted land.
E-services
The Land department provides e-services which are carried out in a very scientific well studied method that effectively contributes to the UAE development. The main eservices that the Land Department offers are checking the procedures status, top communities, transactions, the owner portal and the registering the real estate companies.
Community Services
The Dubai Land Department has started the community services. The tasks of community services are to co-ordinate with the institutions concerned with the community service including groups, societies, public or private bodies etc., to study the resources of the community service inside and outside the Department which covers the financial, human, service or informational aspects, to supervise the activities related to the community service inside or outside the Department, to represent the Department at the events related to community service, to apply standards of health and safety and apply the standards of preservation of the internal and external environment.
